Multifamily Select and Easley Mill Lofts are committed to compliance with all federal, state, and local fair housing laws. It is our policy to offer our apartment homes for rental to the general public without regard to race, color, national origin, religion, sex, familial status, or handicap. The employees of Multifamily Select Inc. are obligated to treat each individual in a consistent and respectful manner. Applications for occupancy will be processed uniformly and equally for ALL prospective residents.
To qualify for occupancy, the following criteria will be used:
Identification: All adult applicants and potential occupants must provide a U.S. Social Security Number or forms documenting lawful presence in the United States in order for an application to be accepted for processing. All adult applicants and potential occupants must provide current photo identification (i.e. driver’s license or passport). Applicant must pass a Social Security Number fraud analysis and no other names can be associated with the Applicant’s Social Security Number. Additional information may be required.
Income: Applicants must provide proof of income in the form of their most recent check stub or previous year’s tax returns if within the same company or industry. Income may be verified through the applicant’s employer. Gross monthly wages must equal: a minimum of three (3) times the monthly rent amount (combined for all applicants). Applicants with income below the minimum may be required to pay additional security deposits and/or provide a guarantor, or may be denied. If a guarantor is required, the income of the guarantor must equal five (5) times the monthly rent. Guarantors must also apply for credit and criminal screenings and be approved.
Employment: Employment history will be obtained and verified. If applicant is retired or otherwise currently unemployed, proof of ability to pay anticipated lease term will be necessary. A bank statement with a balance greater than thirty six (36) times the monthly rent will be required.
Credit History: All applicants over the age of 18 will be verified through Equifax, a third party credit-scoring company. The decision to accept or decline the applicant for residency will be at the sole discretion of Equifax. If the decision of Equifax is that the application is to be ‘Declined’ or ‘Accepted with conditions’, an adverse action letter will be provided to the applicant. Applicant may be required to pay a full month’s rental deposit or more. The applicant may also be required to add a Guarantor. Equifax will verify that applicant has no bankruptcy in the last 24 months; applicant has no electrical and gas/water utility debt in the last 24 months; and applicant has a positive check writing verification.
Rental History: A rental history will be obtained. Previous residency must be verifiable. We will require that rent was paid in a timely manner, lease terms were fulfilled and residency was left in a satisfactory condition. Mortgage history may be verified via a credit report. Family members may not be used as a rental history reference. Equifax will verify that applicant has no foreclosures in the last 24 months; applicant has no outstanding debt to previous landlords in the last 84 months as reported to the Credit Bureau; applicant has less than 1 verified eviction record in the past 24 months; applicant has less than 2 verified eviction initial filings in the past 24 months; applicant has rental collections in the past 24 months; applicant has less than 2 late pays or NSF checks in the past 24 months in the Equifax database; applicant has less than 2 eviction notices in the last 24 months in the Equifax database; applicant has less than 1 eviction file in the last 24 months in the Equifax database; and applicant has no Lease Violation records in the last 24 months in the Equifax database.
FBI’s Most Wanted List, Multi-State Sex Offender Registry List and Criminal Background Check: Via Leasing Desk Screening, all applicants and potential occupants will be run through the FBI’s Most Wanted List and the Multi-State Sex Offender Registry List. In addition, a Criminal Background Check will be conducted. The Criminal Background Check will search for: All felonies – whether considered as a conviction, deferred adjudication, court ordered intervention program or a pending case; All Misdemeanors that involved weapons, shop lifting, embezzlement, possession of stolen goods, forgery, theft, sexual oriented crimes, drug oriented crimes, crimes against persons or property (Except DWI or DWLS) whether considered as a conviction, deferred adjudication, court ordered intervention program or pending case. If search results are positive, applicant, co-signer or occupant will automatically denied.
Occupancy Standards:
1 Bedroom Maximum of two (2) occupants + (1)
2 Bedroom Maximum of four (4) occupants + (1)
3 Bedroom Maximum of six (6) occupants + (1)
*persons under the age of 24 months at time of lease or renewal will not be counted in determining occupancy*
Application Fee: $50 per leaseholder applicant and $50 per occupant applicant. $50 per guarantor/Co-Signer. Application fees are non-refundable.
Administration Fee: $200 - non-refundable, with the exception of a denied application.
Rental Deposit: A security deposit equal to one half of one month’s will be collected at time of lease signing for all apartments. Additional security deposit may also be collected at time of lease signing if application is “Accepted with conditions”.
Application Outcome: If the application is declined, you will be notified in writing. If your application is declined or is accepted with conditions, you will be given the name, address, and telephone number of the consumer reporting agencies that provided the consumer information to us. If you are declined for unsatisfactory credit you can obtain a copy if the credit report, correct any erroneous information that may be on the report, and submit a new application to the community for further consideration. If application is cancelled for any reason, you withdraw an application, or notify us that you’ve changed your mind about renting the apartment, we will be entitled to retain any application/reservation fees and the parties will then have no further obligation to each other.
Pet Guidelines: A pet is considered to be a: dog or cat, but may also include other animals. Breed restrictions apply and are subject to change. (Doberman, Chow, Rottweiler, Pit Bull, German Shepherd, Great Dane, Akita, Shar Pei, Mastiff, Dalmatian, Husky, Ferrets, any exotic animals or reptiles, any animals prohibited by local ordinances.) There is a weight restriction of 50lbs per animal. No other types of pets are permitted. Resident must include pet information during the application phase and register their pet with Easley Mill Lofts at the time of move-in. The following additional fees will apply: $400, non-refundable pet fee for each pet. Pet rent of $20 per pet. Maximum of two (2) pets per household. Fish tanks are to be no larger than five (5) gallons.
